The Lawns
Balcarras Road, Cheltenham
Half of an enormous garden was sold to our Client on the edge of the A.O.N.B.
The local vernacular is large single dwellings on individual plots. The brief was to create two bespoke luxury houses c. 5000-5500 sqft.
This was to be a first for speculative housing in the area.
Each house was to be slightly different from the other whilst certainly feeling like a pair.
We prepared the team for a protractive and laboured planning process, certainly to be expected for such an awkward site.
The Approval was issued swiftly and without difficulty, as the Planning Authority praised the design.
Both houses sold promptly. The design is modern, with a modest restraint befitting the rural setting.
For such large houses the accommodation flows effortlessly, with a grand double height hallway acting as a central hub. During the launch, a senior member of ‘Savills’ commented on how all of the 5500sqft was accessible and enjoyable, avoiding the usual ‘lost spaces’ that are found in larger dwellings.
The finished scheme is now highly regarded as an exemplary development in the town.
