The Brief

Extensions & Remodelling :


Following the initial enquiry, the next steps lay the foundation for your project. This will include a detail briefing and where appropriate a site visit, enabling us to identify key elements, constraints & specific requirements.


The Brief is the first document and is vital for the ongoing success of your project.


The level of detail will depend on the type of project and location.

As the process develops, we will progress through the detailed design stages and construction phase which is explained further down.




Initial Design



Depending on the complexity of the project the design process may be split into stages. This allows us to evaluate your needs properly and phase the work accordingly.


For difficult or challenging sites, this is particularly important as confidence in the process can grow as the project develops.


The initial design could include a feasibility or simply the first draft ideas and is a direct response to the The Brief.


Detailed Design



Once the Initial Design has been agreed, the Detail Design can progress.


This is a deeper exploration of the brief and realisation towards the final proposal.


3D visualisation is a valuable asset and is often used to present the finished solution to the Client.


Importantly, the Client is intimately involved in the development of the design as each project is very personal and the way in which we all live is different.



Planning + Permitted Development



Following the final design, it is usually necessary to submit a Planning Application to the Local Authority. This will be discussed at the briefing stage, including any special requirements.


For advanced Planning needs we also collaborate with an in-house Planning Consultant who can lend expertise as required.


It may also be possible to achieve the necessary accommodation under Permitted Development (PD), allowing immediate progress to the Construction Phase.



Construction Phase



Once a successful Planning Approval is achieved (or PD if Planning is not required), the first steps towards starting on site can begin.


This will include the appointment of the extended team, such as an Engineer and the production of the Construction Documentation.


The exact team will depend on the size & complexity of the project.


This comprehensive package of drawings and specifications provide the necessary information for the selected builder and the submission of Building Control.



Tender + Contract



The completion of the construction information package paves the way for selecting a suitable builder. This is usually achieved through a formal tender process or can be through a negotiated route with a known party.


For most Clients, we have found that a supervised construction phase is preferred. This will involve the use of a JCT Building Contract which will be administered by Stanley Partnership.


It is a straight forward process, designed to clearly set out the parameters of the work and protect the interests of both Client and Builder.


Some Clients are more hands on and also have a known & trusted builder they wish to use. In these circumstances, we can tailor our involvement to suit this approach and offer support where necessary.



Site, Build + Completion



Once a builder has been selected and the contract signed, work can commence. Within the contract an agreed price and timescale are included in order for the project to finish on time and at the agreed price.


During the build, Stanley Partnership will oversee the work and update the Client regularly. On completion, a full snagging process will identify any defective areas which are then rectified by the builder.


Once complete the project is then handed over and your new home will be ready to enjoy.
